Rental Contract Terms and Conditions

Please read carefully before making a payment:

  • Caribound Ltd are acting as letting agents for the owners of this property.
  • We will not be liable for any act, neglect or default on the part of any person nor any accident, damage, loss, injury, expense or inconvenience whether to person or property which the tenant or any other person may suffer or incur arising out of or in any way connected with the letting of the apartment.
  • A 15% deposit of total cost is required to secure your booking. The remainder of the rental payment is payable 2 months before arrival, together with the security deposit of USD$300 (this is to be returned to you, upon inspection of the property). If you are making a booking within 2 months of arrival date, then full payment and security deposit will be required at the date of booking.
  • If a cancellation is requested during the course of the stay the owner reserves the right to retain the balance of the rental.
  • The number of people occupying the property may not exceed the number on the booking invoice, which has been agreed by the owner.
  • The tenant agrees to keep the property and all fittings, furniture equipment and other contents in or on the property in a like state of repair and condition as at the commencement of the letting and will pay for any damage occurred.
  • Unless otherwise stated, the rental of the property includes, rates, insurance of the property and electricity. The property is equipped with crockery, cutlery, sheets, blankets and adequate cleaning equipment, linen and towels for the guests.
  • Lettings are by the week or days (a minimum of three night stay is required or 7 nights in peak season). Check in is from 3pm local time on the date of arrival and check out is at 11am local time on the date of departure. There are no left luggage facilities at the apartment.
  • Tenants are responsible for ensuring they have adequate travel insurance.

Penalty charges & Cancellation conditions

  • The tenants agree not to smoke, nor to allow smoking, inside the apartment at any time. If this is not strictly adhered to it will lead to a deduction of USD$150.00 from the deposit.
  • Tenants are asked to leave the property tidy (the fridge must be emptied and rubbish removed and the oven cleaned if used) and ensure that they take all belongings with them, if the apartment requires extra cleaning this will be charged at GBP25.00 USD$40.00 per hour and deducted from the security deposit.
  • Cancellation/Curtailment.Cancellation up until 30 days prior to arrival: (Loss of deposit) 15% of total rental cost.Cancellation between 29 days and 14 days prior to arrival: 65% cancellation charge of total rental cost, unless the apartment can be re-let to another guest. Refund amount at the discretion of owner. (Security Deposit Refunded)Cancellation within 13 days of arrival date: 100% cancellation charge of total rental cost, unless the apartment can be re-let to another guest. Refund amount at the discretion of owner. (Security Deposit Refunded)Curtailment during rental period: 100% cancellation charge of total rental cost, unless the remaining period can be re-let. Refund amount at the discretion of owner. (Security Deposit Refunded after apartment check minus any deductions) see section 14 below.
  • An email confirming cancellation will be generated upon receipt of written notification of wish to cancel. The refund due will normally be paid by bank transfer within 14 days of the receipt of the cancellation email.
  • The security deposit refund (minus any deductions) will normally be returned to the tenant by bank transfer within 14 days of the return of the keys to the owner.

NOTE: Payment of the 15% deposit or balance payment and security deposit into the UK or US Bank Accounts mean you have read and agreed to the terms and conditions of the booking contract.
